Property Asset Management Engage - Providing Vacant Possession

Providing vacant possession

When you are preparing to vacate the premises, the following checklist can be helpful to ensure a thorough and smooth process. Please note that your lease or licence will confirm the tenant's required conduct on this event. The list is for guidance only and the occupational contract will take precedent.

Remove Personal Property:

Ensure all personal belongings and furniture are removed from the premises.

Clean the Premises:

Conduct a thorough cleaning of the entire unit, including floors, walls, and fixtures.

Repair Damages:

Address any damages or wear and tear identified during the tenancy. Your tenancy agreement will confirm what is required of you. The Property Asset Management team is likely to organise for a Building Surveyor to inspect the premises and produce a terminal schedule of dilapidation to advise the landlord on the tenant's compliance with repair, decoration, and reinstatement obligations.

Utilities:

Settle any outstanding utility bills and provide details to the landlord or property manager. You can submit the relevant form from this portal to provide us with utility meter readings.

Return Keys and Access Devices:

Return all keys, access cards, or devices to the landlord as specified in the lease agreement. A member of the Property Asset Management team will arrange for either a surveyor or a facility manager to discuss the return of keys.

Terminate Services:

Cancel any services (e.g., internet, phone) that were specifically linked to the unit.

Update Contact Information:

Provide updated contact information to the landlord for any post-occupancy communication. You can submit the relevant 'Forwarding Address' form from this portal with details of how we can contact you, post moving out.

Final Inspection:

Arrange for a final inspection with the landlord or property manager to ensure all conditions are met.

Handover Meeting:

If applicable, schedule a meeting with the landlord or property manager for a formal handover of the premises (optional but recommended).

Compliance with Lease Terms:

Confirm that all terms and conditions outlined in the lease agreement have been fulfilled.

Inform Neighbours:

If necessary, inform neighbours or relevant parties of your departure and coordinate any shared responsibilities.

Terminate Lease Agreement:

Confirm the formal termination of the lease agreement in accordance with the agreed-upon terms.

Final Account Matters:

Settle any outstanding financial matters, such as rent payments or service charges.

Notification of Change:

Notify relevant authorities, organisations, and services of the change of occupancy, if required.
